It took me nearly 2 years to sell my house in West Sussex ... and in the end I came down in price by approx 20% . Yes loads of interest and people trying to sell their own home etc etc but remember to actually get to exchange of contracts + completion is very difficult and nearly all property gets down valued on survey anyway .
Last week I was told by a surveyor that most lenders have factored in a ' real ' price drop of between 4 to 6% ( apart from the very best parts of Central London ) in 2013/2014 with no sustained recovery until 2015 at the earliest .
If you also check the Zoopla web site that uses the Land Registry correct sold prices , it has recorded in most areas house price falls of quite a bit , for the last 6/12 months as well .
